Do you know where your Master Water Shut-off-Valve is?

Ah the sweet change of seasons in Lake Arrowhead. Winter is here and everyone is throwing on their Uggs, down jackets and beanies… and then it hits you… “are my pipes going to freeze in my mountain home?”  BUT what about your WATER-SHUT-OFF VALVES???  Do you know where yours is???

So basically around this time of year when the temperatures drop to near freezing or below, everyone panics and starts to worry about “Freezing Pipes.”  THIS PARTICULAR BOLG IS TO BRING AWARNESS.  Do you know where your master “Water Shut-Off-Valve” is? This is valuable even when it is not Winter.

Every home is different so it is extremely important that you know the location and function of your master shut-off-valve.  This is not the one at the street that the water company controls, this is the one that should be located near where the main water lines comes into your house.

How to Turn Off Water

If you have a leak and need to turn off the water to your house, follow these steps:

  1. Locate your master shut off valve (which is usually where the water line comes into the house or near the water heater) or your customer shut off valve (which is in a separate meter box approximately 2 feet from the District’s meter box). If you do not have a customer shut off valve, you may consider installing one as it is best to turn off your water as close to the meter as possible.
  2. Depending on the type of valve, turn it clockwise until tight or rotate the handle so that it is perpendicular to the pipe.


DISCONNECT AND DRAIN ALL OUTDOOR HOSES – Detaching hoses from outdoor faucets allows water to drain from the pipe.

INSULATE PIPES OR FAUCETS IN UNHEATED AREAS – If you have pipelines in an unheated garage or cold crawl space under the house, wrap the water pipes before temperatures plummet.

SEAL OFF ACCESS DOORS, AIR VENTS AND CRACKS – Winter winds whistling through overlooked openings can quickly freeze exposed water pipes. Just don’t plug air vents your furnace or water heater need for proper ventilation.

FIND THE MASTER SHUTOFF – In case of a leak, everyone in the family needs to know where it is and what it does. It’s usually where the water line comes into your house from the street.

WINTERIZE A VACANT HOME – Before vacating your home for the winter be sure to shut off water to your house using the master shutoff or customer shut off valve. Then open and drain ALL household and irrigation lines. Any trapped water can freeze causing pipes to expand and break. Once all the lines have been drained it is important to close all household and irrigation lines again before leaving your home.

Keep in mind that maintaining low heat in your home does not ensure your pipes will not freeze. This is especially true if you are not a permanent resident. However, taking the precautions mentioned above before the cold weather sets in could save you the headaches and expense of frozen or broken pipes this winter.

Arrowhead Professional Partners 2014 SOLDS

I am extremely excited to show off these beautiful color maps of Lake Arrowhead, Crestline and Running Springs.

This all started with a little idea back in the Fall of 2014.  We, “Arrowhead Professional Partners,” wanted a tool to use for our clients and for a visual display of all our SOLD properties. The hard part was, there were no maps anywhere to be found that we could use.  So what do you do when something does not exist?  You make it your self.

A very good friend of mine poured his heart, soul and artistic talent into these drawings.  Thank you Michael Lardi for your dedication and creative genius ability and skills.  Sophie, Michelle H. and my self worked on these maps along with Mike for months, perfecting every inch, making sure to cross our T’s and dot our I’s… or in our case, cross our streets ;-).

These are Lake Arrowhead’s Surrounding Communities

Sky Forest, Crest Estates, Agua Fri, Blue Jay…. These are just a few of the communities surrounding Lake Arrowhead.

The question always arises when the “locals” mention or talk about other communities in Lake Arrowhead.  Lake Arrowhead is the BIG city but did you know that there are over 15 other small communities that make this mountain range what it is?

You might hear, “let’s go to Lou Eddies in Sky Forest,” or have you tried the Duck Fat Fries at Stone Creek Bistro in Agua Fria?”  Did you know that my office, Coldwell Banker is located in Blue Jay?  If you work with me in Real Estate you should know that the area I cover ranges from Crestline to Running Springs.  This general Lake Arrowhead area covers State Highways, County Roads and Access Roads from a Birdseye view of 50+ miles.  Those neighborhoods are spread from Cedarpines Park in Crestline through Green Valley Lake in Running Springs.  I have attached a map that I put together to help show you the areas my colleagues and I cover img001Here is a list of the surrounding communities in Lake Arrowhead: Blue Jay, Agua Fria, Twin Peaks, Rim Forest, Sky Forest, Crest Park, Crest Estates, Arrowhead Villas, Cedar Glen, Deer Lodge Park.

Mountian Top Days Parade ~ Running Springs

Who doesn’t love a good parade!  This Friday night August 1, 2014 there is a parade in Running Springs at 6:30.

The world’s biggest parade is coming to Running Springs on Friday, August 1. Well, that’s a slight exaggeration but I knew it would get your attention.

The town’s biggest parade, however, may be more accurate and when it comes down Hilltop Blvd it should be a-maz-ing! Parade Chairman Jennifer Kellum has put hours and hours into organizing this parade and after last year’s Mountain Days Parade (that was the biggest in decades) she’s got another great parade planned for Friday night, August 1.

This year, to help the Running Springs Area Chamber of Commerce pay well over $1500 for the parade permits from Caltrans and the county and to pay hundreds of dollars for required help from the CHP this will be the first time in the parade’s long history that we are asking our parade participants to pitch in $5 to help defray some of the costs.

For the first time the parade has a “title” With so many things that have happened to our community in the past several years the title, “We’re Still Here!” pays homage to our community members and organizations who have helped each other when the huge landslide took out Hwy. 330 a few years ago following a horrendous storm. We’ve had a tough time financially with the down turn in the economy and several other factors that we have no control over. However, we’re mountain people and mountain people figure out how to survive when times are tough….whether that means the weather, the roads, the economy or just plain old “life.”

Don't these children look fabulous! You think they had fun being in last year's parade?  Hopefully they'll be in this one too!!
