WANTED…Vintage Charmers

Hey there everyone!  For months now I have had buyers just waiting for the perfect home to come on the market for the perfect price.  Now I know what you’re thinking.  What exactly is a “Vintage Charmer” and what is the perfect price?

Let’s put price into perspective.  Right now in Arrowhead Woods and Crest Estates/Skyforest our average home is going somewhere between $175-$195 a sqft.  Now that can vary depending on updates needed, square footage of the home, location and the accessibility to the house, and a few other criteria too.  Of course most people come to me and say, Michelle, “I would like a lake view, level entry with a 2 car garage and a master on the main.”  I then flutter my magic wand and viola!  HA, no not really, but lord if I could only make that happen… oh and for under $350k.

Now for the explanation of “Vintage Charmer!”  This can really be a pretty broad topic, but when I think charmer, I  am looking at something built pre 1950.  Now some of the 50-70’s homes are pretty charming too, but a lot of the criteria depends on the area.  If you know the mountain well and are familiar with streets and areas such as, Cottage Grove, the “Lanes,” Holiday and areas behind the village… that is where most of these “Vintage” homes are located.  You are probably one of those homes with the old snow shoes, or skis on the wall.

So back to the topic… “WANTED, VINTAGE CHARMERS!”  I am dead serious everyone.  If you have a house, or know someone that does and it has just been sitting not being used, then lets try to sell it.  Maybe it is time to let that home go.  Pass it along to a new family.  Let someone else make years and years of Lake Arrowhead memories.  Most buyers are right around $350k and under, and there is a good chance you fit that criteria.

Arrowhead Professional Partners 2014 SOLDS

I am extremely excited to show off these beautiful color maps of Lake Arrowhead, Crestline and Running Springs.

This all started with a little idea back in the Fall of 2014.  We, “Arrowhead Professional Partners,” wanted a tool to use for our clients and for a visual display of all our SOLD properties. The hard part was, there were no maps anywhere to be found that we could use.  So what do you do when something does not exist?  You make it your self.

A very good friend of mine poured his heart, soul and artistic talent into these drawings.  Thank you Michael Lardi for your dedication and creative genius ability and skills.  Sophie, Michelle H. and my self worked on these maps along with Mike for months, perfecting every inch, making sure to cross our T’s and dot our I’s… or in our case, cross our streets ;-).

Home Sales are Down… Find out why and how you can help

Read the below blurb that I received from a C.A.R. The Average YTD “Arrowhead Woods” Home is up $50K from 2013

Here is the Year to Date for Arrowhead Woods home sales.

As of September 16, 2014 Arrowhead Woods has sold 228 properties.  According to our local RIM MLS statistics you can see that the average home has sold for $400,326, the average days on the market were 132 days.  Last year at this same time there were 270 properties sold and the average price was $351,987, the average days on the market were 125.  This year we have not sold as many properties, but our average price is up $50k.

The Average Home in “Arrowhead Woods” is going for $406,015

As of today September 16, 2014 the market analysis shown below is from the last 100 days, in Arrowhead Woods.

The question was brought to me today regarding the average home sales.  I actually questioned the question.  So in order to better sever my buyers and sellers I went to the source.  Our local RIM MLS statistics tell me that there were 96 homes SOLD and the average home sale in the last 100 days was $406,015, it took 114 to sell.  Last year on these same dates, 116 homes were SOLD and the average price was, $374,697, it took 102 days to sell.

WOW, what a jump!  This is a good sign of the times.  I know that many of you have had the burning question… HOW IS THE MARKET?  Well there is your answer.  You now have an average sale to go off of.  YES we are still doing well and the mountain Real Estate is still rising.

In today’s time we are texting and emailing far to often and most of our communication is misunderstood.  It is hard for both parties to understand each other.  I would like to encourage, longer emails that are filled with more detail to help eliminate confusion.  Stop texting valuable information and pick up the phone.  As Realtors our job is far to important to miscommunicate the wrong information.  All it takes is one wrong email or text message to ruin a good relationship.  Don’t let that happen to you.

This Agent Gives Toilet Paper as a Close Gift

Every once in a while you meet a client or clients who touch your heart. Most of the time you needed
them more than they needed you.

Although I may still be “new” in the business, every transaction makes me grow and my knowledge of the business becomes more clear. In this particular transaction I learned about loans and how they can affect you and the client. I do find it important to do research and ask around before choosing your loan officer.

Today, I had the honor of presenting a set of keys to a very happy new home owner. This was one of those we hit it off right away and knew we would be friends forever type of clients… I’m not kidding!

These 2 pictures are are my happy moments in Real Estate. I will always remember the client who said he just used his “last dime” on his new house and wouldn’t be able to afford toilet paper… (You had to be there, it’s an inside joke and yes I really did buy him toilet paper!)
